at the ground floor and provides corporate office space at the upper levels. A new parking structure
allows for parking at grade and two levels below grade.

This 17,000 sf. office building for Pacific Coast Terminals in Port Moody, B.C. is a design and build collaboration to provide staff facilities, general offices and corporate offices at a bulk loading terminal. The staff facilities on the first floor include changing, lunchroom, and dispatch offices. The second floor offices provide reception and general support. The third level has corporate offices, main board room and the central computer facility. The siting and placement of offices affords excellent visual contact with activities on the site for managers as well as a view to the water.

A brick veneer building for a new bank branch. The client wanted a building that established a strong
urban presence while integrating into the existing neighbourhood.

The assignment for this project, an upgrade of an office building constructed in the early 1900's, involved an initial feasibility analysis of existing building and code problems. The building was subsequently upgraded and several tenant improvements were implemented.

This 1400 sf. combination training facility and boardroom for Commonwealth Construction
provides a state-of-the-art meeting place for a variety of uses. Full audio-video projection is
possible allowing for multi-media presentations and teleconferencing. Communications and
network facilities are provided for computer based training.

The Elks Club is an 11,000 sf. two-storey building with a split-level entrance located in downtown Prince George. The Club facilities are located on the upper floor and consist of a large Dining Room, Games Room and Cocktail Lounge. The lower floor accommodates banquet facilities. The vertical "box" expression above the entrance contrasts with the rock berm, sloped glazing and fascia of the Club Rooms.

The building was designed as five single storey connected pavilions to provide separately definable areas for related but distinct departments and corporate offices. The 6-foot overhang and reflective glazing reduce cooling loads while the earth berm around the building reduces heat loss. The central general office area of the executive wing has a large indoor garden and pool area with natural lighting from a large roof dome. The building has a total area of 27,500 sf. This building received an "Award of Design Excellence" from the City of Prince George.

The thirteen-storey Permanent Tower, completed in 1976, is the largest office building in Prince George with a gross area of 192,000 sf. The roof over the main floor accommodation is landscaped to provide planting and seating areas for the building's tenants. The nine office floors above have uninterrupted views of downtown Prince George and are served by three elevators.
